1. Where is Hua Hin Horizon located? How easy is it to get there from Bangkok?
Hua Hin Horizon is located approximately 2 km inside Hua Hin Soi 88.
It is very easy to get from Bangkok to Hua Hin as there are local vans, buses and trains frequently. It is also easy to get a taxi directly from the airport.

2. I am a foreigner; can I own land in Thailand?
Actually, No, foreigners cannot own freehold land in Thailand. However, there are simple solutions to make this dream possible. As a foreigner you can set up a Thai company in which you can hold up to 49% stake. This company can certainly own land in the country, which you as an individual could lease (for long term).
Also, as a foreigner you are permitted to own a building, which is considered separate from the land. This when considered together with the long term leasehold on the land is in fact owning the whole package.

3. What are the advantages of setting up a company?
For one, the ownership of the land is permanent for as long as the land exists, unlike in land leasing. Also, this land could be used later for mortgage purposes or if you wish to divide the land for resale, none of which are possible with leasehold.

4. Are there any disadvantages to setting up a company?
For one, you cannot own more than 49% of the stakes in the company. This means that you will need 6 of the Thai stakeholders (total 7 are needed, in this case the 7th is you), to sign over the control of their shares to you. Proper legal procedure must be completed to make sure your interests are protected.
Also, you will need to be able to maintain annual balance sheets for the company and make certain that the company address is maintained. Inactive companies unable to show the generation of income are generally de-listed.

5. I am married to a Thai national. Can my spouse own property in Thailand?
According to the Ministerial regulations of 1999, Thai nationals married to foreigners are welcome to buy land in Thailand. The only requirement is that the money being used to purchase the land must legally belong to them. In most cases, all that needs to be done is to have the foreigner spouse sign a declaration form stating that the money being used in the purchase belongs solely to the Thai spouse and that they have no claim on it.

6. I am a retiree and would love to settle down in Thailand. Can I buy property and settle here?

7. How is land measured in Thailand?
Land is generally measured in wah or rai, while building measurements are usually done in metric.
